MM2H One-Stop Centre Debuts at The Exchange 106, TRX, via STF Revenue

Malaysia’s reputation as an attractive destination for retirees, investors, and international professionals continues to strengthen, and STF Revenue (MM2H) Sdn Bhd is taking a leading role in this growth. The company has officially launched its new office at The Exchange 106, Tun Razak Exchange (TRX), which will serve as the first privately operated Malaysia My Second Home (MM2H) one-stop centre in the country. This milestone marks STF Revenue’s expansion into Kuala Lumpur’s financial district and reflects long-term confidence in Malaysia’s economic potential and appeal as a global hub for expatriates.

The grand opening ceremony was officiated by Dato’ Shaharuddin Abu Sohot, Secretary General of the Ministry of Tourism, Arts and Culture (MOTAC). In his address, he highlighted the MM2H programme’s important contribution to the nation’s economy. “Under MOTAC, MM2H continues to play a vital role in attracting quality long-term residents and foreign investment that strengthen our economy,” said Dato’ Shaharuddin.

He further explained that the new tiered MM2H framework—comprising SEZ, Silver, Gold, and Platinum categories—offers greater flexibility and clarity for applicants. “It is designed to welcome those who wish not only to live here but to grow and invest in Malaysia—in property, education, healthcare, and beyond,” he added. As of July 2025, MOTAC has recorded over 3,300 MM2H applications, reflecting strong international confidence in Malaysia as a preferred destination. These applications are projected to generate more than RM300 million in foreign funds and over RM430 million in property investments, underscoring the programme’s significant contribution to the national economy.

Founded in 2016, STF Group has evolved into a diversified conglomerate offering manpower solutions, worker legalisation (pemutihan), foreign worker management, dormitory operations, cleaning services, and technology-driven management systems. Over the years, it has expanded into related fields, including licensed agencies for the Malaysia My Second Home (MM2H) and Premium Visa Programme (PVIP), as well as domestic maid services.

“Opening our TRX retail office is more than just a physical move—it reflects our confidence in Malaysia as a lifestyle and investment destination,” said Jonathan Low Choon Wai, Director of International Operations at STF Revenue (MM2H) Sdn Bhd. “Our goal is to make Malaysia accessible, welcoming, and fully connected for those who want to live, invest, and build a life here.”

STF Group’s success is built upon a network of strategic partnerships across various industries, including real estate, hospitality, banking, and travel. These collaborations ensure a seamless experience for clients—from visa processing and property purchases to integration into the Malaysian lifestyle.

During the launch, a strategic partnership agreement was also signed between STF Revenue (MM2H) Sdn Bhd and Rivertree Group. The partnership unites two visionary leaders in their respective fields—Dato’ Simon David Leong, Group Managing Director of Rivertree Group, and Datuk Wira Joey Yan, Group Managing Director of STF Group. Rivertree Group, known for its sustainable and community-focused property developments, complements STF’s expertise in facilitating long-term residency programmes for global citizens.

Through this collaboration, both companies aim to create more pathways for individuals and families worldwide to live, invest, and thrive in Malaysia, further establishing the nation as a destination for meaningful living and economic opportunity. Rivertree Group will enhance the property dimension of this ecosystem by offering attractive packages to international buyers, while STF Revenue (MM2H) Sdn Bhd will provide complete visa support and guidance throughout the application process. “Our goal is simple: when an MM2H or PVIP resident chooses Malaysia, they don’t just receive a visa—they gain a lifestyle, a community, and a place called home,” said Leong.

The ecosystem is further strengthened through collaborations with partners such as Batik Air, which offers travel incentives including complimentary round-trip tickets valued up to RM5,000 for eligible MM2H applicants through the Batik x STF programme. Additionally, STF collaborates with local banks to simplify financial processes by assisting clients in opening fixed deposit accounts, securing dedicated banking support, and fulfilling MM2H financial requirements.

As a one-stop MM2H partner, STF Revenue (MM2H) Sdn Bhd delivers a complete end-to-end service experience, reinforcing Malaysia’s position as a premier destination for travel, investment, and retirement. The opening of this TRX office comes at an opportune time as Malaysia prepares to welcome a new wave of international visitors and residents ahead of Visit Malaysia Year 2026 (VM2026).

  • ASEAN Takes Concrete Steps Toward Sustainability at ICAEW Summit

ASEAN Takes Concrete Steps Toward Sustainability at ICAEW Summit

ASEAN’s journey toward a sustainable, net-zero future took a decisive step forward at the inaugural ICAEW ASEAN Sustainability Summit 2025, held at the Securities Commission Malaysia. Bringing together policymakers, regulators, and finance leaders, the one-day hybrid summit — themed “ASEAN Rising: The Net Zero Playbook” — gathered more than 600 in-person delegates and 500 virtual participants from around the world to transform sustainability commitments into actionable strategies that balance growth, inclusivity, and accountability.

Alan Vallance, Chief Executive of ICAEW, opened the Summit by emphasizing the pivotal role of the accountancy profession in driving ethical and transparent sustainability transformation. “Achieving a just and inclusive transition to net zero will require collaboration across borders, sectors, and generations,” he said. Vallance noted that accountants and finance professionals are uniquely positioned as “trusted stewards of both financial and non-financial information,” whose insights can influence ethical decisions and long-term value creation for people, business, and the planet. He highlighted ICAEW’s ongoing collaborations with the Securities Commission Malaysia and the ASEAN Capital Markets Forum in implementing the IFRS Sustainability Disclosure Standards (S1 and S2) — a milestone in developing a unified regional framework for sustainability reporting and assurance.

In his keynote address, Datuk Johan Mahmood Merican, Secretary General of Treasury at Malaysia’s Ministry of Finance, represented by Dato’ Faiz Azmi, Executive Chairman of the Securities Commission Malaysia, reaffirmed the country’s strong commitment to sustainability as the foundation of the Madani Economy Framework. “For Malaysia, sustainability is not a separate policy pillar but the foundation of our economic strategy,” he stated. Through initiatives such as fiscal reforms, carbon pricing, and green budgeting, Malaysia aims to align innovation, investment, and inclusivity toward long-term resilience. The nation remains steadfast in achieving net-zero carbon emissions by 2050, supported by the National Energy Transition Roadmap, a forthcoming Climate Change Bill, and the planned carbon tax for emission-intensive industries.

The Summit also underscored ASEAN’s dual opportunity — sustainability as both an environmental necessity and an economic growth engine. Speakers highlighted that harmonising sustainability standards, mobilising regional capital, and strengthening collaboration will position ASEAN as a competitive and credible player in the global value chain.

Delegates fill the auditorium at the ICAEW ASEAN Sustainability Summit 2025.

Elaine Hong, ICAEW Director for Southeast Asia, described the event as a milestone in connecting ASEAN’s sustainability priorities with global standards. “Southeast Asia is at the crossroads of sustainability transformation,” she said. “Our transition to net zero cannot happen in silos — it demands alignment, trust, and shared purpose.” Hong further highlighted ICAEW’s Sustainability Accelerator Programme and Sustainability and Climate Change Community, which aim to build regional capacity in carbon accounting, sustainability assurance, and scenario planning — helping professionals across ASEAN develop the expertise to lead the transition effectively.

The Summit featured five thematic sessions with experts from PETRONAS, HSBC Malaysia, KPMG, PwC, Deloitte, City Developments Limited Singapore, Olam Agri, the Malaysian Institute of Accountants, and the University of Oxford. Topics ranged from Ethics and Sustainability to Green Financing, Climate Scenario Analysis, and The Evolving Role of Finance in Value Creation. The Student–Practitioner Debate and the COFAR (Coastal Flooding Adaptation and Resilience) Challenge, co-hosted by ICAEW and the Securities Commission, showcased the role of youth and innovation in advancing climate resilience.

Alan Vallance and Dato Mohammad Faiz Azmi speak during the Ethics and Sustainability panel.

As the event concluded, participants and speakers — including Jean Bouquot, President of the International Federation of Accountants (IFAC) — jointly called for ethics, data quality, and transparency to remain at the heart of ASEAN’s sustainability frameworks. The consensus was clear: strong governance, consistent disclosure, and capacity building are vital to unlocking sustainable finance and long-term regional resilience.

Summarising the summit’s spirit, Vallance reaffirmed ICAEW’s commitment to ASEAN’s sustainability journey. “ICAEW stands ready as a trusted partner in shaping ethical, transparent, and impactful responses to sustainability challenges,” he said. “Together with governments, regulators, and business, we can advance a collective net-zero agenda for ASEAN and beyond.”

  • Mastercard Leads the Move Toward Password-Free, Number-Free Payments Across Asia Pacific by 2030

At the Singapore FinTech Festival, Mastercard unveiled its ambitious plan to make online shopping across Asia Pacific completely password-free and number-free by 2030, aiming to transform the region’s rapidly growing e-commerce landscape. Currently, over a third of Mastercard transactions worldwide are tokenized, but bringing this vision to Asia Pacific — projected to surpass USD 7 trillion in e-commerce by 2030 — will require collaboration across banks, merchants, digital wallets, and technology partners.

Mastercard’s approach leverages secure, tokenized payments powered by biometric authentication, eliminating the need for manual card entry or static passwords. This initiative builds on its progress in India, where near-complete tokenization for e-commerce was achieved through partnerships with regulators, banks, and merchants. The next phase targets full adoption in Singapore, Malaysia, and Vietnam by 2027, key markets driving Southeast Asia’s digital transformation, where digital payments are expected to account for 94% of e-commerce transactions in a market worth USD 325 billion by 2028.

The move comes amid growing challenges in online shopping. Card-not-present fraud remains seven times higher than in-store fraud, with global losses projected to exceed USD 100 billion by 2029, while eight in ten shoppers abandon their carts, nearly half citing checkout frustration. Mastercard’s solution replaces passwords and card numbers with secure tokens and on-device biometrics, streamlining payments through Click to Pay and enhancing trust across devices and platforms.

Where tokenization is already implemented, approval rates have increased by up to 6%, generating over USD 2 billion in additional monthly sales for merchants. The benefits are clear: faster and more reliable checkouts, stronger security, higher customer satisfaction, and seamless digital wallet integration for consumers across more than 150 million Mastercard-accepted merchants worldwide. “The vision is simple: no passwords, no manual card entry, no friction,” said Sandeep Malhotra, Executive Vice President, Core Payments, Asia Pacific, Mastercard. “By uniting the industry, Mastercard is accelerating adoption of tokenization and payment passkeys to create a single, secure experience for password-free payments. Approval rates are rising, fraud is falling, and millions of shoppers are enjoying faster, safer checkouts.”

Looking ahead, Mastercard sees this shift as part of the next paradigm in intelligent commerce, moving from cash to digital, and now to AI-driven, connected, and agentic commerce, where trusted digital assistants can shop and pay securely on behalf of consumers. Tokenization and passkeys serve as the foundation for a smarter, safer, and more seamless future, unlocking new possibilities for both businesses and consumers. The regional roadmap builds on Mastercard’s successful launch of its Payment Passkey Service in India, where device-based biometric checkout improved security and simplicity, setting the stage for its 2030 vision across Asia Pacific.

This initiative underscores Mastercard’s commitment to shaping the future of frictionless, secure, and intelligent commerce across one of the world’s fastest-growing digital markets.
