S2 Heights Aman Introduces Vibrant Lakeside Lifestyle Destination

Over the years, Seremban 2 has evolved into one of Negeri Sembilan’s most established and vibrant townships, where thoughtfully planned neighbourhoods, commercial centres and green landscapes have created a balanced environment for families to live, work and grow. Building upon this strong foundation, IJM Land continues to shape the township’s next chapter through S2 Heights Aman by introducing a vibrant collection of recreational spaces designed to bring people closer to nature and to one another. Anchored by the scenic 12-acre S2 Lake Park, the new recreational precinct also features the adventurous 3-acre Kidz Venture Park, a dedicated Pet Zone, an interactive light zone, and a striking public art installation titled Family Bonding (Where Unity Forms). Together, these attractions create a lively lakeside destination where families can stroll along breezy pathways, children can explore engaging outdoor play spaces, and pet owners can spend meaningful time with their companions in a thoughtfully designed environment. This recreational ecosystem represents an investment of approximately RM6.8 million, covering concept planning, landscape design, public art commissioning and community facilities, reflecting IJM Land’s ongoing commitment to creating townships where nature, recreation and community life come together seamlessly.

S2 Heights Aman, inspired by nature and designed for peaceful living, spans 400 acres with an estimated gross development value of RM1.585 billion, marking a significant milestone in the continuing evolution of Seremban 2. The name “Aman,” which conveys peace, comfort and tranquillity, reflects the essence of the precinct’s vision, offering residents a calmer pace of life surrounded by nature. Set within an elevated landscape and framed by the Banjaran Titiwangsa mountain range, the development enjoys refreshing breezes, sweeping green vistas and a calming natural environment. Within this setting, the newly completed parks introduce vibrant spaces where everyday moments unfold naturally, from morning jogs by the lake to children’s laughter across playgrounds and quiet family gatherings beneath the shade of trees.

At the centre of this lifestyle ecosystem is the 12-acre S2 Lake Park, a picturesque lakeside retreat surrounded by landscaped greenery and open lawns. Designed to support community well-being, the park features shaded pathways for leisurely walks, viewing decks with calming water vistas, pavilions for rest and social interaction, as well as exercise areas and scenic lookout points that encourage residents to stay active while enjoying the natural surroundings. Nearby, the 3-acre Kidz Venture Park offers an energetic playground environment that sparks imagination and movement through adventurous play structures, cycling paths and interactive spaces, encouraging children to explore, climb and build confidence through outdoor play.

Adding a playful digital dimension, IJM Land has also introduced Negeri Sembilan’s first large-scale motion-responsive interactive projection installation at S2 Heights Aman. Transforming a 50-metre walkway into a vibrant interactive light zone, the installation responds to movement and touch, allowing visitors to step, run and play as colourful projections shift beneath their feet. Featuring more than 80 types of interactive 3D visual scenes that refresh automatically every few minutes, it turns an evening stroll into a lively digital playground where families can experience a blend of technology, creativity and outdoor fun. Recognising the growing role of pets in modern family life, a dedicated Pet Zone has also been introduced, providing a welcoming outdoor space for pet owners to spend quality time with their companions while connecting with like-minded neighbours. Following encouraging community response, IJM Land plans to further enhance the area by expanding the Pet Zone to create additional open spaces for pets and residents to enjoy together.

At the heart of S2 Lake Park stands the striking Family Bonding (Where Unity Forms) sculpture by renowned Malaysian sculptor Nizam Abdullah. Constructed from metal and steel, the sculpture rises approximately 6.6 metres high and spans 7.5 metres wide. At first glance, its bold red panels appear fragmented and abstract, but when viewed from the right perspective, the pieces align to reveal the silhouette of a family—a father, mother and two children walking together. The artwork invites visitors to move around it, gradually discovering how separate fragments can come together to form a meaningful whole. According to Nizam Abdullah, the sculpture reflects how families grow and remain connected through different stages of life, with fragmented forms symbolising moments of challenge, distance and change that ultimately align through patience and understanding. The use of steel and metal represents strength, endurance and protection, capturing the quiet resilience and enduring support that define family relationships.

Placed at the centre of the lake park, the sculpture symbolises the importance of family within community life, mirroring how the park itself brings families and neighbours together through shared experiences. According to Datuk Chai Kian Soon, Chief Operating Officer of IJM Land, the parks and recreational spaces reflect the developer’s vision of creating townships where nature, community and everyday living are thoughtfully connected. He noted that a township becomes meaningful when it offers spaces for people to gather, relax and spend time with those who matter most, adding that S2 Heights Aman was envisioned as an environment where families can enjoy nature, children can play freely and neighbours can connect through shared spaces. He further emphasised that such investments contribute to long-term value by enhancing quality of life, supporting healthier lifestyles and strengthening the township’s identity.

Building on the momentum of its first phase, Sutera Phase 2 at S2 Heights Aman has now been launched with a gross development value of RM93 million. This new phase introduces 104 units of 22’ x 65’ two-storey link homes with built-ups starting from 1,949 square feet, offering buyers the opportunity to be part of a neighbourhood supported by completed infrastructure, maturing landscapes and newly unveiled recreational parks. As Seremban 2 continues to grow, destinations such as S2 Lake Park further strengthen its identity as a township where nature, art and everyday life come together in harmony. Whether enjoying a peaceful lakeside walk, watching children discover new adventures at the playground or pausing beside the Family Bonding sculpture, visitors are invited to experience the tranquil landscape and welcoming community that define S2 Heights Aman. • Refurbishment in Malaysia: Why Maintaining Existing Assets Is the Smarter Way Forward

Refurbishment in Malaysia: Why Maintaining Existing Assets Is the Smarter Way Forward

Refurbishment is rapidly emerging as a critical strategy in shaping the future of Malaysia’s built environment, as the nation grapples with ageing infrastructure, underutilised properties, and a growing mismatch between supply and demand. For decades, the focus has largely been on new developments, but the consequences of neglecting existing assets are becoming increasingly apparent—ranging from maintenance failures to declining property values. With over 23,000 completed residential units remaining unsold as of early 2025, according to National Property Information Centre, the issue is no longer about building more, but about making better use of what already exists. Refurbishment offers a practical and cost-effective solution by revitalising structurally sound buildings, improving efficiency, and aligning them with modern needs such as hybrid workspaces, energy performance, and safety standards.

Across the country, property owners and managers are beginning to prioritise refurbishment over redevelopment, recognising its ability to unlock existing value while minimising costs and disruption. From residential developments to commercial spaces and institutional buildings, refurbishment projects—such as façade repainting and waterproofing upgrades—are proving that ageing assets can be repositioned to meet current market demands. This shift is also supported by evolving national policies, including the upcoming Urban Renewal Bill 2025, which aims to streamline the redevelopment of ageing properties and make it easier for stakeholders to initiate collective upgrades. Incentives such as the Green Investment Tax Allowance (GITA), Green Technology Financing Scheme (GTFS), and certifications under the Green Building Index further reinforce refurbishment as a key pillar in maintaining asset value, safety, and sustainability.

Delaying refurbishment, however, comes with significant long-term costs. Reactive maintenance often leads to more expensive repairs due to emergency interventions, structural deterioration, and operational disruptions. Issues like water ingress and waterproofing failures, if left unaddressed, can escalate into major structural damage requiring extensive rehabilitation. Early intervention through preventive refurbishment allows building owners to manage costs more effectively, avoid downtime, and maintain tenant confidence. Beyond direct expenses, overlooked maintenance can also impact property valuation, insurance considerations, and overall reputation—factors that are increasingly গুরুত্বপূর্ণ in a competitive real estate market.

Sustainability is another compelling reason driving the refurbishment agenda. Buildings account for a substantial share of global energy consumption and carbon emissions, and older structures in Malaysia’s tropical climate are often energy-inefficient. Refurbishment provides a greener alternative to demolition and reconstruction by reducing waste, conserving materials, and lowering lifecycle emissions. Retrofitting buildings with energy-efficient systems can significantly cut carbon output while improving operational performance. Initiatives under the National Energy Transition Roadmap further highlight the government’s commitment to improving energy efficiency in existing buildings, making refurbishment an essential component of the country’s sustainability goals.

As the construction and property sectors evolve, refurbishment is no longer a secondary consideration but a strategic necessity. By shifting from reactive maintenance to proactive asset management, stakeholders can extend building lifespans, enhance usability, and ensure long-term value. Integrated solutions, such as those offered through system-based approaches like Total Coating & Construction Solutions (TCCS), demonstrate how coordinated refurbishment efforts can deliver durable and climate-resilient outcomes. Ultimately, caring for what has already been built is not just a matter of maintenance—it is a smarter, more sustainable path forward for Malaysia’s urban and economic development.

  • Eastern & Oriental Charts Its Next Phase: Seri Embun in Elmina Set to Drive Growth in 2026

Eastern & Oriental Charts Its Next Phase: Seri Embun in Elmina Set to Drive Growth in 2026

Eastern & Oriental Berhad (E&O) has marked a significant milestone with the announcement that Laman Embun, its first commercial precinct in the City of Elmina, Shah Alam, has achieved 100% take-up within the first week of its launch in November 2025. This rapid uptake underscores strong market demand and growing confidence in decentralized, thoughtfully planned townships that priorities daily convenience, accessibility, and long-term liveability beyond traditional city centers. Building on this success, E&O is preparing to launch Seri Embun, its next residential township in Elmina, in February 2026, signaling the continuation of its integrated township vision.

As Malaysia’s property market adapts to shifting work patterns and lifestyle priorities, buyers are increasingly seeking holistic township environments that blend residential, commercial, and community elements to support daily life. Seri Embun is strategically located within the fast-developing Guthrie Corridor, benefiting from strong regional connectivity while maintaining a township-led approach to planning. The surrounding area features education hubs, lifestyle amenities, and growing commercial activity, all of which enhance long-term liveability and daily vibrancy for residents.

Mr. Kok Tuck Cheong, Managing Director of E&O, emphasized that Seri Embun represents a holistic approach to urban living, integrating daily necessities, social spaces, work opportunities, and quality of life in one coherent environment. The township is designed to foster accessibility, community integration, and sustainable growth rather than simply prioritizing proximity to central business districts. Seri Embun also builds on earlier infrastructure and community anchors in E&O’s Elmina developments, including the first clubhouse and integrated commercial components, reflecting a deliberate sequencing strategy that supports a self-sustaining neighborhood.

Situated on elevated ground overlooking Elmina, Seri Embun leverages its natural terrain to enhance the residential experience, strengthen the township’s identity, and create a distinctive sense of place within the larger development. With its launch set for February 2026, Seri Embun marks not only the introduction of a new residential chapter but also the next phase in a township designed to grow organically with its community, reflecting E&O’s long-standing philosophy of placemaking focused on human-scale design, connectivity, and long-term adaptability.

With strong take-up rates recorded in earlier phases, Phase 4 further strengthens Ridge View’s reputation as a prestigious residential address. Construction is expected to be completed by Q1 2028, with limited units available, positioning this release as a rare opportunity to be part of a growing hilltop community defined by space, elevation and thoughtful design.

  • Nippon Paint projects that Malaysia’s construction sector will transition into a high-value phase beginning in 2026

Malaysia’s construction industry is poised to enter a new phase of high-value growth in 2026, driven by the completion of major infrastructure projects, expanding industrial activity, and rising life-cycle demands from an ageing building stock, according to Nippon Paint Malaysia. Recent data from the Department of Statistics Malaysia shows that the value of construction work done rose by 12.9% year-on-year in the second quarter of 2025, reflecting strong momentum across infrastructure, commercial, and residential segments. Looking ahead, the sector is projected to sustain growth of approximately 6.1% in 2026, supported by continued capital expenditure and strategic direction under the 13th Malaysia Plan (2026–2030), signalling a clear shift toward more specialized and high-value construction activities.

Nippon Paint Malaysia General Manager Tay Sze Tuck said the company expects steady industry growth next year as large-scale infrastructure projects reach critical milestones and industrial expansion gains pace. Mega developments such as the East Coast Rail Link (ECRL) and the Rapid Transit System (RTS) Link are progressing into advanced structural, finishing, and systems stages, where demand extends beyond basic civil works to specialized materials and integrated solutions. With Budget 2026 allocating RM81 billion for public development, there is increasing emphasis on materials that enhance durability, reduce long-term maintenance costs, and support Total Cost of Ownership (TCO) objectives, positioning infrastructure finishing as a key growth engine for the sector.

Industrial expansion is also emerging as a major driver, particularly in manufacturing, warehousing, and cold-chain logistics, as Malaysia strengthens its role in regional supply chains and advanced manufacturing. Nippon Paint highlighted growing demand for high-performance, compliant building materials, especially in industrial flooring systems where hygiene, safety, and operational continuity are critical. As industrial standards rise, developers and operators are prioritizing certified, durable, and compatible systems that can withstand heavy usage, chemical exposure, and stringent cleanliness requirements.

At the same time, refurbishment is set to become an increasingly important segment in 2026, as more than half of Malaysia’s commercial and residential buildings are now over 20 years old. Age-related issues such as water leakage, surface deterioration, corrosion, and structural defects are driving building owners to seek long-term, cost-effective solutions rather than short-term repairs. Nippon Paint’s Total Coating & Construction Solutions (TCCS) approach addresses this need by offering integrated refurbishment services, from diagnostics and surface preparation to compatible material systems and professional application, all supported by certified applicators and warranties.

Looking ahead, Nippon Paint Malaysia expects 2026 to be a year of balanced and sustainable progress for the construction industry, underpinned by infrastructure completion, industrial growth, and refurbishment demand. The company reaffirmed its commitment to supporting developers, contractors, and property owners with end-to-end, high-performance solutions that enhance safety, durability, sustainability, and long-term performance, while contributing to the development of more resilient, energy-efficient, and future-ready buildings and infrastructure across Malaysia.

  • Survey Uncovers the Real Challenges Faced by Homeowners — Mounting Stress, Rising Costs, and Persistent Maintenance Problems

Survey Uncovers the Real Challenges Faced by Homeowners — Mounting Stress, Rising Costs, and Persistent Maintenance Problems

Malaysian homeowners are feeling the strain of constant home maintenance issues, as a new nationwide survey by Nippon Paint in collaboration with the Malaysian Institute of Property & Facility Managers (MIPFM) reveals how recurring repair problems are draining families both emotionally and financially. Despite investing heavily in home repairs, many households say the fixes rarely last — leaving them trapped in a costly and frustrating cycle of maintenance.

The study found that over 87% of homeowners have experienced waterproofing issues, with 65% reporting them within the past two years. Among the most common problems are damp walls (59%), visible leaks (56%), and cracks on ceilings or walls (43%), particularly in critical areas such as roofs and bathrooms. These recurring issues not only compromise safety and comfort but also reduce long-term property value. Alarmingly, despite spending between RM20 and RM99 per square foot on repairs, only 45% of respondents said the issues were fully resolved by professional services — highlighting an urgent need for higher industry standards and quality control.

Emotionally, the impact on homeowners is profound. Over 57% of respondents admitted to feeling anxious or worried about their homes, while others reported frustration (51%), stress (35%), and even embarrassment (26%) when hosting guests. “Homeowners want peace of mind, but recurring issues are robbing them of that security,” said Haji Ishak bin Ismail, President of MIPFM. He added that the collaboration with Nippon Paint aims to raise awareness and accountability across the home maintenance industry to deliver more dependable and lasting solutions.

Despite widespread awareness of waterproofing as a key part of home care, nearly one in three homeowners (29%) remain unclear about its importance. This gap in understanding means that problems often go untreated until they become severe — leading to higher costs and deeper frustration. The survey also revealed that even professional repairs are not always reliable, with many homeowners reporting only partial or temporary improvements.

When asked what they value most in repair services, homeowners prioritized quality materials and workmanship (63.4%), long-term warranties (58%), transparent pricing (55%), and experienced applicators (54%) over affordability. These findings show that Malaysians are not merely looking for quick fixes, but rather peace of mind through lasting, accountable solutions.

In response, Nippon Paint Malaysia’s General Manager, Mr. Tay Sze Tuck, emphasized the company’s commitment to preventive rather than reactive solutions. “We understand the frustration homeowners feel when issues keep recurring. Proper waterproofing is the first line of defence in protecting a home’s value and comfort. Our goal is to provide durable, easy-to-apply solutions that safeguard families in the long term,” he said. Nippon Paint’s range of waterproofing systems — including NippoSEAL Flex 100 and Flex 200 for slab and flat roofs, NippoCEM Standard 701 and Flex 901 for wet areas like bathrooms and balconies, and no-hacking options such as NippoSEAL Spartic Clear and Anti-Leak Waterproof Clear — reflects this preventive philosophy.

Ultimately, the MIPFM–Nippon Paint survey serves as a wake-up call for homeowners, contractors, and policymakers alike. It underscores the importance of preventive maintenance, professional accountability, and public awareness to ensure that Malaysian families can enjoy safe, lasting, and stress-free homes for years to come.
