  • From Reactive to Preventive: Rethinking Building Upkeep for Malaysia’s Future

    As Malaysia’s property stock matures, industry players are warning that funding shortfalls and outdated maintenance practices could erode asset values and impose hidden costs on homeowners and investors. This comes at a critical juncture, with a significant share of high-rise condominiums in Kuala Lumpur and Selangor entering major refurbishment cycles without sufficient funds set aside.

    To address these concerns, Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”) hosted a roundtable on the sustainable refurbishment of existing buildings. The session brought together leaders from the Ministry of Housing and Local Government, the Malaysian Institute of Property and Facility Managers, the Malaysian Institute of Architects, the Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector Malaysia, the Green Building Index, and the Royal Institution of Surveyors Malaysia. Discussions centred on the two most pressing refurbishment needs facing Malaysian properties today, namely waterproofing and repainting, particularly for buildings aged between eleven and twenty years.

    At the heart of the problem lies Malaysia’s statutory sinking fund framework, which requires a contribution of ten percent, a formula established decades ago that no longer meets current demands. According to MIPFM member PMGR SR Nageswaran Muniandy, the most common and costly issues begin to appear when a building reaches six to ten years, with waterproofing topping the list. Once properties are over twenty years old, modernisation or even full upgrading is often required. However, with the sinking fund contribution capped at ten percent, most management bodies can only afford minimal repairs. This creates a domino effect, where delayed maintenance worsens property conditions, ultimately eroding property values and investor confidence.

    The panellists cautioned that insufficient funds not only delay essential work but also drive property owners toward short-term, low-cost fixes that fail to address root causes. Nippon Paint’s Senior Manager, Aaron Ang, explained that even the best waterproofing systems are ineffective if poorly applied or specified incorrectly. He noted that waterproofing is often used without rectifying underlying defects, merely postponing problems rather than solving them. Without stronger standards and enforcement, new buildings can begin leaking within three to five years. To counter this, Nippon Paint has established strict waterproofing procedures that involve periodic site inspections and close supervision, ensuring correct application through best practices at every stage, from pre-maintenance to post-maintenance, thereby delivering long-term durability and performance.

    The roundtable also highlighted Malaysia’s tendency to adopt a reactive approach to property maintenance, where action is taken only after damage becomes visible. By then, repairs are often more expensive, disruptive, and less effective. Former PAM president and current CEO of Green Building Index, Ar. Sarly Adre Sarkum, emphasised that preventive care, supported by proper manuals, certified professionals, and enforceable standards, could help break this costly cycle. By shifting from reactive to preventive practices, buildings could achieve longer lifespans and owners would face less financial strain over time.

    Another challenge is the rise of unqualified inspectors and contractors who misdiagnose issues, often making matters worse. Senior Manager of Nippon Paint Malaysia, Ester Goh, pointed out that many building managers turn to such unqualified parties, exacerbating problems rather than resolving them. While Nippon Paint provides courtesy inspections through certified applicators, Ester stressed that the industry as a whole requires proper regulation and recognition of competent professionals to safeguard property owners.

    Waterproofing problems are often dismissed as cosmetic inconveniences such as damp walls or peeling paint, yet these are early warning signs of deeper structural concerns. Ester noted that waterproofing failures should never be regarded as superficial, since leaks and dampness compromise comfort, safety, and building structures, eventually resulting in far greater costs than preventive upkeep. She added that even the best waterproofing systems require correct surface preparation, skilled workmanship, and periodic inspections. With warranties usually lasting five to ten years, many buildings fail to budget for system replacements once warranties expire, leaving management committees scrambling for funds when failures occur. To address this, Nippon Paint offers a re-waterproofing service carried out by certified applicators, backed by product warranties, workmanship warranties, and independent verifications such as SIRIM certification, Green Label certification, and laboratory test reports. These safeguards ensure solutions are applied correctly and deliver long-term durability and confidence for property owners.

    Beyond shifting practices, the panellists agreed that Malaysia urgently requires policy reform to ensure refurbishment keeps pace with urbanisation and rising costs. They called for the sinking fund formula to be revised to reflect the amortisation of major building components, for maintenance manuals to be mandated in all new developments, and for Malaysian Standards such as MS1294 and MS1063 to be incorporated into the Uniform Building By-Laws. According to Sarly, Malaysia already has waterproofing standards, but without embedding them into the UBBL, compliance remains weak. Stronger frameworks are necessary to ensure durability, protect property buyers, and keep up with rapid urbanisation.

    Despite these challenges, the market is poised for growth. With Malaysia’s urban centres dominated by ageing condominiums and strata properties, demand for high-quality refurbishment solutions is expected to rise steadily. As Aaron Ang concluded, buildings are long-term assets, and poor upkeep not only inconveniences residents but also reduces property values and undermines confidence in entire neighbourhoods. A healthier refurbishment ecosystem benefits homeowners, investors, and the economy at large.

    By convening regulators, professional bodies, and industry stakeholders, Nippon Paint underscored its commitment to building a stronger refurbishment ecosystem.   • Pegawai JPJ Wilayah Persekutuan Adakan Lawatan Rasmi ke GGR Motor

    GGR Motor terus mengorak langkah sebagai pengeluar motosikal elektrik (EV) pertama tempatan apabila menerima sokongan penuh daripada Jabatan Pengangkutan Jalan (JPJ) Wilayah Persekutuan melalui lawatan kerja rasmi ke kilangnya baru-baru ini.

    Seramai 25 pegawai dan anggota JPJ Wilayah Persekutuan yang diketuai Timbalan Pengarahnya, Eric Jusiang, hadir ke kilang GGR Legacy (M) Sdn Bhd di Kampung Sungai Penchala pada Khamis lalu. Lawatan ini bertujuan memberi pendedahan lebih dekat mengenai proses pemasangan motosikal elektrik serta meninjau operasi syarikat yang kini menjadi peneraju dalam pengeluaran EV tempatan.

    Pengarah Urusan GGR Motor, Muhammad Mussaddiq Mohamed Azmi, menyifatkan lawatan tersebut sebagai titik permulaan penting bagi memastikan pengeluaran motosikal elektrik di Malaysia berjalan mengikut piawaian yang ditetapkan. Beliau menegaskan bahawa kerjasama erat dengan pihak berkuasa mampu melancarkan prosedur operasi standard (SOP) selain mematuhi segala peraturan undang-undang yang berkaitan.

    Lawatan itu disambut oleh Pengerusi GGR Motor, Tengku Syarif Temenggong Perlis, Datuk Seri Diraja Syed Amir Abidin Jamalullail bersama Mussaddiq sendiri. Sepanjang sesi kunjungan, pegawai JPJ diberi taklimat operasi, dibawa meninjau proses pemasangan motosikal elektrik serta diperkenalkan dengan kemudahan lain termasuk bangunan jualan aksesori, bengkel servis dan bahagian operasi syarikat.

    Dalam pada itu, Mussaddiq turut memaklumkan bahawa motosikal elektrik Lion G1 keluaran GGR Motor kini boleh didaftarkan secara rasmi melalui sistem JPJ sejak 1 September lalu. Lebih 6,000 unit tempahan dijangka akan diserahkan kepada pemilik dalam tempoh terdekat, menjadikan model ini sebagai permulaan penting dalam pembangunan industri EV negara.

Kilang GGR Legacy di Sungai Penchala pula diwujudkan dengan visi menjadikan Malaysia sebagai hab pengeluaran motosikal elektrik di rantau ASEAN, seiring dengan dasar kerajaan yang menyokong perkembangan industri EV melalui pelbagai insentif dan galakan.

    Sebelum ini, pada pelancaran Lion G1 pertengahan Julai lalu, GGR Motor menyasarkan pengeluaran sebanyak 30,000 unit menjelang akhir 2025. Sambutan luar biasa yang diterima, dengan lebih 2,500 tempahan dicatat hanya dalam tempoh seminggu selepas pelancaran, membuktikan bahawa rakyat Malaysia semakin menerima motosikal elektrik sebagai alternatif mobiliti harian.

    Bagi memenuhi permintaan pasaran, GGR Motor merancang membina sebuah lagi kilang pemasangan di utara Semenanjung di atas tapak seluas lebih satu ekar.   • Homes Within Reach: The Push for Affordable Living in Malaysia

    As Malaysia charts its development path under the recently announced 13th Malaysia Plan (13MP), a five-year roadmap covering 2026 to 2031, housing reform has emerged at the forefront as both a timely and strategic priority. With the national economy navigating headwinds from global tariffs, persistent geopolitical tensions, and elevated uncertainty, the government’s focus on sustainable and inclusive development is not only necessary but also forward-looking.

    Affordable housing stands as a central pillar of 13MP, with the government setting an ambitious target to deliver one million affordable homes by 2035. This goal is supported by a series of expanded initiatives, including the Housing Credit Guarantee Scheme, Rent-to-Own programmes, and the establishment of a centralised national housing agency tasked with coordinating affordable housing supply across Malaysia. Collectively, these measures aim to improve access to homeownership for the B40 and M40 groups while also reshaping the housing ecosystem to be more equitable, efficient, and resilient.

    This renewed emphasis on affordable housing comes at a critical juncture. Data from the National Property Information Centre (NAPIC) shows that Malaysia’s property market slowed in the first quarter of 2025, with transaction values dropping 8.9 percent year-on-year to RM51.42 billion and transaction volumes falling by 6.2 percent. Adding to these concerns, Bank Negara Malaysia recently revised the nation’s 2025 GDP growth forecast downwards to between 4.0 and 4.8 percent, reflecting a more cautious outlook amid global and domestic uncertainties.

    Despite these challenges, the demand for affordable homes remains strong. Using the median income of the lowest quartile of the B40 segment as a benchmark, homes priced below RM300,000 are considered affordable. Between December 2024 and April 2025, enquiries for homes in this range dipped by 11.8 percent due to mounting economic uncertainty. Encouragingly, however, search enquiries on PropertyGuru rebounded by 29 percent as economic sentiment improved and supportive housing policies were unveiled. This rebound suggests that underlying demand is resilient and closely tied to both affordability and consumer confidence.

    The question of location remains pivotal. The focus under 13MP is not just on the quantity of homes built, but where these homes are situated. PropertyGuru’s July 2025 data highlights that low-income households continue to prioritise proximity to jobs, transport, and essential services. States such as Kuala Lumpur, Selangor, Johor, and Penang remain key demand hotspots due to their urban amenities and economic opportunities. Enquiry volumes for homes under RM300,000 remain particularly elevated in these states, with Kuala Lumpur showing the strongest rebound. For many households, older housing stock, established public housing projects, and neighbourhoods close to transit and economic hubs are the most attractive options.

    In the short term, Rent-to-Own schemes offer a practical pathway to homeownership, particularly for those in the lower income brackets who may not immediately qualify for traditional financing. For households in the bottom income quartile of the B40 group, where 30 percent of median monthly income translates to a rental affordability threshold of about RM1,500, rental demand remains strong. With proper implementation under 13MP, RTO could provide a vital bridge to homeownership while newly built affordable units are still in the pipeline.

    The 13MP also introduces long-awaited structural reforms designed to address persistent inefficiencies in the housing market. These include the mandatory adoption of a build-then-sell model to minimise the risk of abandoned projects, amendments to the Housing Development Act to enhance consumer protection, and the creation of an integrated housing data repository to strengthen planning and oversight. The Plan also encourages urban redevelopment of underutilised areas, the use of Pesuruhjaya Tanah Persekutuan, Wakaf and Malay Reserve land, and the large-scale adoption of industrialised building systems and Building Information Modelling. These measures are intended to accelerate construction, lower costs, and strengthen the long-term resilience of Malaysia’s housing sector.

    Ultimately, 13MP positions affordable housing as a foundation for inclusive growth. Access to affordable, well-located homes is not only a matter of meeting current market needs but also of building a more upwardly mobile and equitable society. By aligning housing supply with genuine demand and embedding resilience into urban planning, Malaysia is laying the groundwork for a more inclusive future.

    CSR Kreatif: Hello Bam Bam Buka Mata Tentang Kesihatan Mental

    Hello Bam Bam bukan sekadar sebuah drama biasa, tetapi lahir sebagai satu inisiatif seni yang membawa misi besar untuk membuka mata masyarakat terhadap isu kesihatan mental, trauma kanak-kanak, dan kehidupan insan terpinggir. Projek ini dihasilkan oleh penerbit Amy Mazurah dengan kerjasama MFI Group sebagai sebuah drama inspirasi yang sarat mesej positif, khususnya buat remaja yang berdepan tekanan hidup, masalah buli, kecenderungan bunuh diri, krisis identiti dan kezaliman sosial.

    Sebagai sebuah projek CSR, Hello Bam Bam menekankan mesej utama bahawa hidup memang penuh cabaran, namun tidak bermakna kita harus berputus asa. Lebih menarik, drama ini hadir dengan konsep interaktif yang membolehkan penonton memilih sendiri pengakhiran kisah, sama ada berakhir dengan kegembiraan atau kesedihan.     Projek ini juga menampilkan kehadiran seniman legenda era 90-an, Ady Wow, yang menyumbangkan sebuah lagu baharu berjudul “Luahan” sebagai runut bunyi rasmi drama Hello Bam Bam. Kehadiran lagu ini menambahkan lagi nilai emosi dan keindahan seni dalam naskhah yang penuh dengan makna kemanusiaan.

    Dari segi jalan cerita, Hello Bam Bam membawa penonton menyelami kisah tiga jiwa yang terpinggir, yang masing-masing berjuang melawan trauma silam, depresi, serta kekejaman masyarakat. Awin, lakonan Shafie Naswip, merupakan seorang khunsa yang sejak kecil menderita akibat dera dan buli di asrama anak yatim. Hidupnya berubah selepas diselamatkan oleh Deddy, seorang pendandan rambut flamboyan lakonan Diva AA, yang memberinya sinar baharu. Pertemuan Awin dengan Jojo, lakonan Hello Angah, seorang tomboy lantang yang pernah hampir menamatkan riwayat hidupnya sendiri, melahirkan persahabatan erat yang menjadi kekuatan untuk mereka berdua terus bangkit.

    Kehadiran Bam Bam, seorang kanak-kanak terbiar lakonan Bang Aji, membuka lembaran baharu dalam hidup mereka. Dalam keadaan serba kekurangan, Awin dan Jojo memilih untuk menjadi ibu dan ayah kepada Bam Bam yang hampir menjadi mangsa sindiket jalanan oleh ayah kandungnya sendiri.   • AYIMUN 18th: 1,000 Youth Leaders Unite for Climate Action and Peacebuilding Across 8 UN Councils

    The Asia Youth International Model United Nations (AYIMUN) marked its official return with the 18th edition held from September 29 to August 1, 2025, in Kuala Lumpur. With the theme “Fostering Diplomacy, Achieving Global Prosperity,” the conference brought together 1,000 delegates from 45 nations, ranging from Asian countries such as Indonesia, Malaysia, and Japan to North American nations including Mexico, the United States, and Canada. The delegates gathered to simulate United Nations (UN) councils and address pressing global issues through rational, collaborative, and solution-oriented discussions.

    Throughout the conference, participants sharpened essential skills in public speaking, diplomacy, and critical thinking by engaging in debates, structured discussions, and interactive sessions. Beyond the formal sessions, AYIMUN served as a platform for cultural exchange and networking, allowing participants to broaden their perspectives by connecting with peers from diverse academic and cultural backgrounds. This experience has been recognized as not only enriching but also highly beneficial for the delegates’ academic and professional development.

    The councils at AYIMUN 18th reflected the complexity of today’s global challenges, ranging from intergenerational poverty to climate-related economic issues, healthcare protection in conflict areas, children’s rights, sustainable tourism, the integration of artificial intelligence into labor markets, and the fight against money laundering.     Lagu terbaru berjudul Rasa Sakit Rasa Rindu telah dilancarkan secara rasmi bersama video muzik pada 8 Ogos 2025 melalui saluran YouTube Luncai Emas dan semua platform digital. Pelancaran ini menandakan langkah baharu Luncai Emas dalam usaha menembusi pasaran muzik Indonesia selepas kejayaan lagu Tiara dan Isabella yang sebelum ini berjaya memikat hati pendengar di seberang.

    Kolaborasi ini mempertemukan komposer eksklusif Luncai Emas, Sang Hitam, dengan penyanyi terkenal Indonesia, Andrigo. Lagu ini merupakan karya asli yang digarap dengan penuh emosi, membawa sentuhan Malaysia terus ke hati pendengar muzik serantau. Sang Hitam bukan sahaja penulis lirik dan komposer, malah juga penerbit muzik yang dikenali dengan keberanian mengangkat sisi gelap dan jujur kehidupan ke dalam karya seni. Hasil karyanya sering kali menyentuh tema kehilangan, cinta yang palsu dan harapan yang rapuh, menjadikan setiap ciptaan sebagai pengalaman emosi mendalam.     Menurut Sang Hitam, lagu Rasa Sakit Rasa Rindu memberi ruang kepada pendengar untuk merasai kesakitan kehilangan, indahnya rindu dan ketakutan membuka hati semula. Beliau turut berterima kasih kepada Andrigo kerana menyampaikan lagu ini dengan penuh jiwa dan kepada Luncai Emas kerana memberi peluang untuk karyanya diterbitkan di Indonesia.

    Andrigo, penyanyi asal Riau yang sudah lebih 16 tahun berkecimpung dalam arena muzik Pop Melayu, merupakan nama besar di Indonesia dengan lagu-lagu popular seperti Pacar Selingan, Demi Cinta, Cinta Yolanda dan Terbunuh Rindu. Pernah bernaung di bawah label NAGASWARA, beliau kini tampil dengan kolaborasi istimewa bersama Luncai Emas. Andrigo menyatakan bahawa Rasa Sakit Rasa Rindu merupakan nafas baru dalam kerjayanya dan berharap lagu ini diterima baik oleh pendengar Indonesia serta Malaysia. Menurutnya, lagu ini istimewa kerana digarap dengan sentuhan slow rock Malaysia yang kuat.

    Kerjasama ini juga tercetus hasil komunikasi awal antara Andrigo dengan pihak Luncai Emas untuk merakam semula lagu Isabella. Pertemuan dengan Dato’ M. Nasir dan Jennifah, selaku Pengarah Hakcipta Luncai Emas, membuka jalan kepada realisasi projek ini pada tahun 2025.

    Single Rasa Sakit Rasa Rindu diterbitkan dengan kerjasama Luncai Emas Sdn. Bhd. dari Malaysia dan PT Dua Suara Media dari Indonesia. Penerbitan muziknya dikendalikan oleh Dodhy dari kumpulan Kangen Band, manakala gubahan muzik disempurnakan oleh Sang Hitam. PT Dua Suara Media sendiri bukanlah nama asing dalam industri muzik Indonesia kerana pernah menerbitkan lagu-lagu popular termasuk Cinta Sampai Mati nyanyian Raffa Affar yang menjadi lagu luar negara persembahan tertinggi di Anugerah MACP dua tahun berturut-turut pada 2023 dan 2024.

    Dengan kombinasi tenaga kreatif Malaysia dan Indonesia, lagu ini diyakini mampu menawan hati peminat muzik Nusantara. Ia menjadi bukti kesungguhan Luncai Emas untuk terus membawa karya ciptaan tempatan ke pentas antarabangsa melalui kolaborasi strategik bersama artis dan penerbit muzik serantau.
