    Selangor Perkenal Pelan Ekonomi Kreatif 2025, Kreativiti Jadi Pemacu Pertumbuhan

    Kerajaan Negeri Selangor hari ini merasmikan Ekspo Ekonomi Kreatif Selangor 2025 (SCEE25) dengan tema “Re:Imagine Selangor – Creativity is the New Economy.” Majlis gilang-gemilang ini telah disempurnakan oleh DYMM Tengku Permaisuri Selangor, Tengku Permaisuri Hajah Norashikin, bersama EXCO Belia, Sukan dan Keusahawanan Selangor merangkap Pengerusi Jawatankuasa Tetap Ekonomi Kreatif Negeri Selangor, YB Tuan Mohd Najwan bin Halimi. Pelancaran ini menandakan bermulanya era baharu bagi pembangunan industri kreatif negeri yang dilihat mampu menjadi pemacu utama pertumbuhan ekonomi.

    Pelan Tindakan Ekonomi Kreatif yang diperkenalkan hari ini merangka hala tuju 10 tahun untuk mengangkat Selangor sebagai hab kreatif serantau dengan sasaran sumbangan Keluaran Dalam Negara Kasar sebanyak RM20 bilion menjelang tahun 2035. Pelan ini memberi tumpuan kepada inovasi dan keusahawanan, pengukuhan bakat tempatan, pemeliharaan warisan budaya, serta peluasan akses pasaran global. Ia juga didukung oleh enam pemangkin utama iaitu pembangunan bakat, pemerkasaan digital, kemudahan pembiayaan, kesiapsiagaan infrastruktur, akses pasaran yang lebih luas dan sistem tadbir urus yang mantap.

    Ekspo Ekonomi Kreatif Selangor 2025 yang berlangsung pada 23 hingga 24 September di Pusat Konvensyen MBSA, Shah Alam berfungsi sebagai platform penting untuk menggerakkan inisiatif pelan tindakan ini. Penganjurannya menampilkan pelbagai sesi termasuk perbincangan dasar, forum, bengkel, pameran dan persembahan interaktif. Selain itu, ia turut membuka ruang jaringan perniagaan melalui CRE8Biz Xchange yang mempertemukan usahawan dengan jenama besar, pelabur serta agensi kerajaan. CRE8Fund pula dilancarkan sebagai Dana Mikro Kreatif Selangor untuk membantu syarikat pemula dan pencipta tempatan mendapatkan pembiayaan, manakala CRE8Stage mengetengahkan persembahan seni, pameran serta pengalaman kreatif daripada bakat tempatan. Ekspo ini juga menjadi pentas pemeteraian memorandum persefahaman yang menonjolkan kerjasama strategik merentas industri.

    Menurut YB Najwan, ekonomi kreatif tidak lagi boleh dilihat hanya dalam konteks seni dan budaya semata-mata, sebaliknya ia kini merupakan bidang yang mampu mencipta pekerjaan bernilai tinggi, merangsang inovasi, mengukuhkan sektor pelancongan dan membina identiti global bagi Selangor. Industri kreatif negeri ini telah menyumbang antara RM8 hingga RM10 bilion kepada KDNK pada tahun 2022. Dengan pelaksanaan pelan tindakan baharu ini, Selangor menyasarkan pertumbuhan berganda menjelang 2035 dengan mewujudkan ekosistem yang inklusif, berdaya saing serta bersedia menghadapi cabaran masa depan.

    Ekspo ini dianjurkan oleh Kerajaan Negeri Selangor dengan kerjasama Selangor Youth Community (SAY) dan mendapat sokongan daripada pelbagai rakan strategik sektor awam dan swasta. Langkah ini membuktikan komitmen Selangor untuk terus memartabatkan industri kreatif sebagai tunjang ekonomi baharu dan mengukuhkan kedudukan negeri sebagai pusat kreativiti serantau.

According to Bank Negara Malaysia, the Malaysia Financial Literacy and Capability Index has improved from 57.1 in 2018 to 59.1 in 2024, yet challenges remain in terms of financial behavior and resilience. The 2024 Financial Capability and Inclusion survey found that 61 percent of Malaysians struggle to raise as little as RM1,000 in an emergency. Many save regularly, but often only for short-term needs, while debt from student loans and personal credit continues to weigh heavily, with 26 percent of Malaysians reporting that they carry too much debt.

    By leveraging more than 60 years of financial services expertise through Malacca Securities, M+Global is addressing these challenges with a fresh approach. Visitors to the store will gain access to private consultations tailored to their investment needs, ensuring personalized support that takes individual goals and challenges into account.   • From Reactive to Preventive: Rethinking Building Upkeep for Malaysia’s Future

    As Malaysia’s property stock matures, industry players are warning that funding shortfalls and outdated maintenance practices could erode asset values and impose hidden costs on homeowners and investors. This comes at a critical juncture, with a significant share of high-rise condominiums in Kuala Lumpur and Selangor entering major refurbishment cycles without sufficient funds set aside.

    To address these concerns, Nippon Paint (Malaysia) Sdn. Bhd (“Nippon Paint”) hosted a roundtable on the sustainable refurbishment of existing buildings. The session brought together leaders from the Ministry of Housing and Local Government, the Malaysian Institute of Property and Facility Managers, the Malaysian Institute of Architects, the Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector Malaysia, the Green Building Index, and the Royal Institution of Surveyors Malaysia. Discussions centred on the two most pressing refurbishment needs facing Malaysian properties today, namely waterproofing and repainting, particularly for buildings aged between eleven and twenty years.

    At the heart of the problem lies Malaysia’s statutory sinking fund framework, which requires a contribution of ten percent, a formula established decades ago that no longer meets current demands. According to MIPFM member PMGR SR Nageswaran Muniandy, the most common and costly issues begin to appear when a building reaches six to ten years, with waterproofing topping the list. Once properties are over twenty years old, modernisation or even full upgrading is often required. However, with the sinking fund contribution capped at ten percent, most management bodies can only afford minimal repairs. This creates a domino effect, where delayed maintenance worsens property conditions, ultimately eroding property values and investor confidence.

    The panellists cautioned that insufficient funds not only delay essential work but also drive property owners toward short-term, low-cost fixes that fail to address root causes. Nippon Paint’s Senior Manager, Aaron Ang, explained that even the best waterproofing systems are ineffective if poorly applied or specified incorrectly. He noted that waterproofing is often used without rectifying underlying defects, merely postponing problems rather than solving them. Without stronger standards and enforcement, new buildings can begin leaking within three to five years. To counter this, Nippon Paint has established strict waterproofing procedures that involve periodic site inspections and close supervision, ensuring correct application through best practices at every stage, from pre-maintenance to post-maintenance, thereby delivering long-term durability and performance.

    The roundtable also highlighted Malaysia’s tendency to adopt a reactive approach to property maintenance, where action is taken only after damage becomes visible. By then, repairs are often more expensive, disruptive, and less effective. Former PAM president and current CEO of Green Building Index, Ar. Sarly Adre Sarkum, emphasised that preventive care, supported by proper manuals, certified professionals, and enforceable standards, could help break this costly cycle. By shifting from reactive to preventive practices, buildings could achieve longer lifespans and owners would face less financial strain over time.

    Another challenge is the rise of unqualified inspectors and contractors who misdiagnose issues, often making matters worse. Senior Manager of Nippon Paint Malaysia, Ester Goh, pointed out that many building managers turn to such unqualified parties, exacerbating problems rather than resolving them. While Nippon Paint provides courtesy inspections through certified applicators, Ester stressed that the industry as a whole requires proper regulation and recognition of competent professionals to safeguard property owners.

    Waterproofing problems are often dismissed as cosmetic inconveniences such as damp walls or peeling paint, yet these are early warning signs of deeper structural concerns. Ester noted that waterproofing failures should never be regarded as superficial, since leaks and dampness compromise comfort, safety, and building structures, eventually resulting in far greater costs than preventive upkeep. She added that even the best waterproofing systems require correct surface preparation, skilled workmanship, and periodic inspections. With warranties usually lasting five to ten years, many buildings fail to budget for system replacements once warranties expire, leaving management committees scrambling for funds when failures occur. To address this, Nippon Paint offers a re-waterproofing service carried out by certified applicators, backed by product warranties, workmanship warranties, and independent verifications such as SIRIM certification, Green Label certification, and laboratory test reports. These safeguards ensure solutions are applied correctly and deliver long-term durability and confidence for property owners.

    Beyond shifting practices, the panellists agreed that Malaysia urgently requires policy reform to ensure refurbishment keeps pace with urbanisation and rising costs. They called for the sinking fund formula to be revised to reflect the amortisation of major building components, for maintenance manuals to be mandated in all new developments, and for Malaysian Standards such as MS1294 and MS1063 to be incorporated into the Uniform Building By-Laws. According to Sarly, Malaysia already has waterproofing standards, but without embedding them into the UBBL, compliance remains weak. Stronger frameworks are necessary to ensure durability, protect property buyers, and keep up with rapid urbanisation.

    Despite these challenges, the market is poised for growth. With Malaysia’s urban centres dominated by ageing condominiums and strata properties, demand for high-quality refurbishment solutions is expected to rise steadily. As Aaron Ang concluded, buildings are long-term assets, and poor upkeep not only inconveniences residents but also reduces property values and undermines confidence in entire neighbourhoods. A healthier refurbishment ecosystem benefits homeowners, investors, and the economy at large.

    By convening regulators, professional bodies, and industry stakeholders, Nippon Paint underscored its commitment to building a stronger refurbishment ecosystem.     As Malaysia charts its development path under the recently announced 13th Malaysia Plan (13MP), a five-year roadmap covering 2026 to 2031, housing reform has emerged at the forefront as both a timely and strategic priority. With the national economy navigating headwinds from global tariffs, persistent geopolitical tensions, and elevated uncertainty, the government’s focus on sustainable and inclusive development is not only necessary but also forward-looking.

    Affordable housing stands as a central pillar of 13MP, with the government setting an ambitious target to deliver one million affordable homes by 2035. This goal is supported by a series of expanded initiatives, including the Housing Credit Guarantee Scheme, Rent-to-Own programmes, and the establishment of a centralised national housing agency tasked with coordinating affordable housing supply across Malaysia. Collectively, these measures aim to improve access to homeownership for the B40 and M40 groups while also reshaping the housing ecosystem to be more equitable, efficient, and resilient.

    This renewed emphasis on affordable housing comes at a critical juncture. Data from the National Property Information Centre (NAPIC) shows that Malaysia’s property market slowed in the first quarter of 2025, with transaction values dropping 8.9 percent year-on-year to RM51.42 billion and transaction volumes falling by 6.2 percent. Adding to these concerns, Bank Negara Malaysia recently revised the nation’s 2025 GDP growth forecast downwards to between 4.0 and 4.8 percent, reflecting a more cautious outlook amid global and domestic uncertainties.

    Despite these challenges, the demand for affordable homes remains strong. Using the median income of the lowest quartile of the B40 segment as a benchmark, homes priced below RM300,000 are considered affordable. Between December 2024 and April 2025, enquiries for homes in this range dipped by 11.8 percent due to mounting economic uncertainty. Encouragingly, however, search enquiries on PropertyGuru rebounded by 29 percent as economic sentiment improved and supportive housing policies were unveiled. This rebound suggests that underlying demand is resilient and closely tied to both affordability and consumer confidence.

    The question of location remains pivotal. The focus under 13MP is not just on the quantity of homes built, but where these homes are situated. PropertyGuru’s July 2025 data highlights that low-income households continue to prioritise proximity to jobs, transport, and essential services. States such as Kuala Lumpur, Selangor, Johor, and Penang remain key demand hotspots due to their urban amenities and economic opportunities. Enquiry volumes for homes under RM300,000 remain particularly elevated in these states, with Kuala Lumpur showing the strongest rebound. For many households, older housing stock, established public housing projects, and neighbourhoods close to transit and economic hubs are the most attractive options.

    In the short term, Rent-to-Own schemes offer a practical pathway to homeownership, particularly for those in the lower income brackets who may not immediately qualify for traditional financing. For households in the bottom income quartile of the B40 group, where 30 percent of median monthly income translates to a rental affordability threshold of about RM1,500, rental demand remains strong. With proper implementation under 13MP, RTO could provide a vital bridge to homeownership while newly built affordable units are still in the pipeline.

    The 13MP also introduces long-awaited structural reforms designed to address persistent inefficiencies in the housing market. These include the mandatory adoption of a build-then-sell model to minimise the risk of abandoned projects, amendments to the Housing Development Act to enhance consumer protection, and the creation of an integrated housing data repository to strengthen planning and oversight. The Plan also encourages urban redevelopment of underutilised areas, the use of Pesuruhjaya Tanah Persekutuan, Wakaf and Malay Reserve land, and the large-scale adoption of industrialised building systems and Building Information Modelling. These measures are intended to accelerate construction, lower costs, and strengthen the long-term resilience of Malaysia’s housing sector.

    Ultimately, 13MP positions affordable housing as a foundation for inclusive growth. Access to affordable, well-located homes is not only a matter of meeting current market needs but also of building a more upwardly mobile and equitable society. By aligning housing supply with genuine demand and embedding resilience into urban planning, Malaysia is laying the groundwork for a more inclusive future.

    Silent Teddies bakal mewakili Malaysia dalam ASEAN Inclusive Business and Social Enterprise Showcase 2025 yang dijadual berlangsung dari 11 hingga 14 September di Sunway Pyramid. Menteri Pembangunan Usahawan dan Koperasi, Datuk Ewon Benedick berkata, penyertaan Silent Teddies dalam pameran serantau itu menunjukkan pengiktirafan terhadap peranan perusahaan sosial tempatan.

    Menurut beliau, Silent Teddies bukan sekadar sebuah bakeri yang dikendalikan oleh komuniti Orang Kurang Upaya (OKU) pendengaran, tetapi juga sebuah platform yang berjaya memberi peluang pekerjaan dan latihan kepada golongan tersebut. “Saya berharap Silent Teddies terus cemerlang dalam memperkasa golongan OKU dengan membuka lebih banyak peluang pekerjaan serta menjana ekonomi,” katanya.

    Selain pameran jualan, ASEAN IB Forum ke-8 turut akan diadakan pada 11 hingga 12 September di Sunway Resort Hotel. Ewon menjelaskan, forum dan pameran ini penting untuk mengukuhkan jaringan antara perusahaan sosial Malaysia dengan rakan serantau, sekali gus membuka akses pasaran baharu.

    Menurut penganjur, Edutainment Fest Simpan SSPN 2025 bukan hanya sekadar festival hiburan, tetapi juga sebuah usaha membina generasi muda yang celik kewangan dan menanamkan budaya menabung sejak kecil. Kajian Omnibus AOD juga menunjukkan hampir separuh daripada responden percaya bahawa tuan rumah wajar dibenarkan menapis penyewa berdasarkan kaum, manakala 31.6 peratus pula menyokong pendekatan penyewaan yang lebih adil dan inklusif.

    Malaysia is set to strengthen its position as a regional digital powerhouse with the return of the Malaysia Digital Xceleration (MDX) Summit 2025, held in conjunction with the inaugural SmartGov Malaysia 2025, from 17 to 19 September 2025 at the Kuala Lumpur Convention Centre.

    Jointly organised by the Malaysia Digital Economy Corporation (MDEC) and the Jabatan Digital Negara (JDN), in strategic partnership with Synapze Sdn Bhd, both flagship events will spotlight Malaysia’s leadership in digital innovation, public sector transformation, and data-driven growth across ASEAN.

    Now in its third edition, MDX Summit 2025 will centre on five key innovation tracks: Next-Gen Data, Next-Gen Computing, Next-Gen Trust, Next-Gen Creativity, and Next-Gen Talent. These focus areas highlight Malaysia’s efforts to integrate advanced technologies into practical solutions that drive business growth, enhance public services, and elevate the lives of citizens and communities across the region.

    CBP Raih Detik Bersejarah: Wisma Baharu Dirasmikan Sempena 75 Tahun Penubuhan

    Seiring dengan ulang tahun ke-75 penubuhannya, Co-opbank Pertama (CBP) terus mencipta sejarah apabila Wisma Co-opbank Pertama, ibu pejabat baharunya yang terletak di jantung ibu kota, dirasmikan hari ini oleh Menteri Pembangunan Usahawan dan Koperasi, Datuk Ewon Benedick.

    Majlis perasmian bangunan setinggi 13 tingkat itu bukan sekadar simbol kepada kekukuhan CBP sebagai institusi kewangan koperasi, malah menjadi lambang kepada aspirasi masa depan bank tersebut untuk terus berkembang sebagai peneraju perbankan koperasi moden, mampan dan inklusif di Malaysia.

    Terletak strategik di Jalan Raja Muda Abdul Aziz, Kampung Bharu, Wisma Co-opbank Pertama menjadi mercu tanda baharu bagi CBP dalam mengekalkan momentum pertumbuhan yang mampan sepanjang tujuh dekad lebih operasinya.

    Menurut Pengerusi CBP, Datuk Baharom Embi, perasmian ini amat bermakna kerana menandakan satu lagi pencapaian besar dalam sejarah CBP yang bermula sejak penubuhannya. “Perjalanan selama 75 tahun ini bukan sesuatu yang mudah tanpa sokongan kerajaan, pengawal selia, anggota dan pelanggan CBP. Kami amat menghargai setiap sokongan yang diberikan,” katanya dalam ucapan perasmian.

    Beliau turut berkongsi bagaimana CBP telah berevolusi dari masa ke semasa. Bermula sebagai Co-opbank Persatuan, CBP memperoleh lesen penuh sebagai Co-opbank daripada Suruhanjaya Koperasi Malaysia (SKM) pada September 2014, dan kemudiannya menukar nama kepada Koperasi Co-opbank Pertama Malaysia Berhad pada tahun 2018.

    Meneruskan momentum, CBP kini turut terlibat dalam pembiayaan pelbagai sektor termasuk pertanian dan pembangunan hartanah bagi manfaat lebih besar kepada anggotanya.

    Sementara itu, Ketua Pegawai Eksekutif CBP, Khairul Anuar Mohammad Anuar, mengumumkan bahawa CBP telah mencatatkan keuntungan tertinggi dalam sejarahnya pada tahun 2024 dengan jumlah RM124.29 juta. Lebih membanggakan, CBP juga telah dianugerahkan gelaran Koperasi Premier Malaysia selama empat tahun berturut-turut sejak 2021.

    Penubuhan Wisma Co-opbank Pertama ini menandakan permulaan era baharu bagi CBP dalam merealisasikan visinya untuk menjadi institusi kewangan koperasi yang progresif dan menyeluruh, sekaligus terus memberi impak positif kepada pembangunan sosioekonomi negara melalui gerakan koperasi.
