  • Eastern & Oriental Charts Its Next Phase: Seri Embun in Elmina Set to Drive Growth in 2026

Eastern & Oriental Charts Its Next Phase: Seri Embun in Elmina Set to Drive Growth in 2026

Eastern & Oriental Berhad (E&O) has marked a significant milestone with the announcement that Laman Embun, its first commercial precinct in the City of Elmina, Shah Alam, has achieved 100% take-up within the first week of its launch in November 2025. This rapid uptake underscores strong market demand and growing confidence in decentralized, thoughtfully planned townships that priorities daily convenience, accessibility, and long-term liveability beyond traditional city centers. Building on this success, E&O is preparing to launch Seri Embun, its next residential township in Elmina, in February 2026, signaling the continuation of its integrated township vision.

As Malaysia’s property market adapts to shifting work patterns and lifestyle priorities, buyers are increasingly seeking holistic township environments that blend residential, commercial, and community elements to support daily life. Seri Embun is strategically located within the fast-developing Guthrie Corridor, benefiting from strong regional connectivity while maintaining a township-led approach to planning. The surrounding area features education hubs, lifestyle amenities, and growing commercial activity, all of which enhance long-term liveability and daily vibrancy for residents.

Mr. Kok Tuck Cheong, Managing Director of E&O, emphasized that Seri Embun represents a holistic approach to urban living, integrating daily necessities, social spaces, work opportunities, and quality of life in one coherent environment. The township is designed to foster accessibility, community integration, and sustainable growth rather than simply prioritizing proximity to central business districts. Seri Embun also builds on earlier infrastructure and community anchors in E&O’s Elmina developments, including the first clubhouse and integrated commercial components, reflecting a deliberate sequencing strategy that supports a self-sustaining neighborhood.

Situated on elevated ground overlooking Elmina, Seri Embun leverages its natural terrain to enhance the residential experience, strengthen the township’s identity, and create a distinctive sense of place within the larger development. With its launch set for February 2026, Seri Embun marks not only the introduction of a new residential chapter but also the next phase in a township designed to grow organically with its community, reflecting E&O’s long-standing philosophy of placemaking focused on human-scale design, connectivity, and long-term adaptability.

– ERMA FATIMA

“JIKA SAYA TIDAK MELUANGKAN SEDIKIT MASA UNTUK MENONTON HIND RAJAB, SAYA MALU!” – ERMA FATIMA

Pengarah tersohor Erma Fatima tampil menyuarakan pandangan penuh emosi dan keinsafan selepas menonton buat kali kedua filem The Voice of Hind Rajab, sebuah karya sinematik yang mengangkat kisah benar penderitaan rakyat Palestin.

Mengulas pengalaman peribadinya, Erma menyifatkan The Voice of Hind Rajab sebagai kisah tentang maruah dan perjuangan sebuah bangsa, bukan sekadar tragedi seorang kanak-kanak.

Positioned as an all-in-one rooftop destination, the venue combines large-format skill-based games, premium dining, and handcrafted drinks within a tech-enhanced, immersive setting in the heart of the city. Carousel & Co. aims to integrate seamlessly into the city’s rhythm, offering guests a place to unwind, socialize, and engage in light-hearted competition against a vibrant city backdrop.

Beyond its debut in Kuala Lumpur, Carousel & Co. also marks HBL’s entry into Malaysia’s lifestyle and entertainment market with a scalable and franchise-ready concept. With discussions already underway for regional and global expansion, the Avenue K flagship represents the beginning of a broader vision to reshape social entertainment across Southeast Asia. As Malaysia’s urban leisure landscape continues to evolve, Carousel & Co. is poised to play a defining role in how people gather, connect, and play together.

  • When Fitness Backfires: The Rise of Injuries Among Weekend Warriors

When Fitness Backfires: The Rise of Injuries Among Weekend Warriors

As the new year begins, many Malaysians are returning to gyms, sports courts, and fields with renewed enthusiasm, eager to get back into shape through activities like futsal, badminton, pickleball, and high-intensity workouts. However, this surge in activity has coincided with a noticeable rise in injuries, particularly among “weekend warriors”—casual athletes who play intensely but train irregularly. Doctors are seeing a steady increase in preventable injuries, including shoulder tears, meniscus damage, tendon inflammation, ACL tears, cartilage injuries, and ruptured Achilles tendons, especially in sports involving jumping, twisting, or repetitive overhead movements. These injuries are often linked to sudden changes in activity levels, where returning to high-intensity exercise without proper preparation significantly increases the risk.

While muscle soreness is a normal response to exercise, persistent pain, joint instability, locking, or numbness may indicate more serious damage. Mild sprains and contusions typically resolve within two weeks, but symptoms that interfere with daily activities or sleep warrant medical attention to prevent long-term complications. Contrary to common belief, injuries are not limited to older or unfit individuals. Weekend warriors are particularly susceptible because their muscles are often unconditioned, warm-ups are skipped, and sedentary lifestyle habits like prolonged sitting contribute to poor posture, weak glutes, and muscle imbalances, all of which elevate injury risk.

Recovery requires patience and balance. Rehabilitation timelines vary depending on injury severity—partial tears may take six weeks to three months, while complete ruptures, such as ACL reconstruction, can take six months to a year. Proper recovery is not just resting; it includes cooldowns, mobility work, rest days, personalized rehab plans, progress tracking, and sufficient sleep for tissue repair. Ignoring pain or attempting to “play through” it can worsen injuries, lead to compensation in other areas of the body, and cause chronic conditions or early osteoarthritis.

Preventive steps can significantly reduce the risk of injury. Experts recommend warming up dynamically for 10–15 minutes before any activity, following the “10% rule” to gradually increase workout intensity, including strength and balance exercises, and seeking medical advice for any unusual pain or discomfort. Even general practitioners can assess sports injuries and refer patients to specialists if needed. By approaching exercise responsibly, weekend warriors can enjoy their sports safely, minimize downtime, and prevent long-term damage.

  • Harnessing Mobile Phone Data for Development: A New Perspective

Harnessing Mobile Phone Data for Development: A New Perspective

Mobile phone data (MPD) has emerged as a growing subject of public debate in Malaysia, driven largely by legitimate concerns surrounding privacy, surveillance and consent. High-profile data breaches in recent years have heightened public sensitivity, often overshadowing the broader societal value that MPD can offer when governed ethically, transparently and within existing legal frameworks. At its core, MPD refers to technical data generated when mobile devices interact with telecommunications networks, such as signal strength, duration of transmission and general mobility patterns. When anonymized and aggregated by licensed operators, this data cannot be traced back to individuals, nor does it reveal the content of calls, messages or online activity.

Globally, responsibly managed MPD has demonstrated its value as a public policy tool. Aggregated mobility data was widely used during the COVID-19 pandemic to guide public health responses, while in other contexts it has supported urban planning, transport optimization, tourism management and emergency response. In Malaysia, similar applications could help identify underserved communities, improve transport efficiency, strengthen disaster preparedness and enhance tourism strategies. However, unlocking this potential depends heavily on public trust and confidence in how data is handled.

Trust must precede technology. Public concern is less about whether MPD is useful, and more about who uses it, for what purpose, and under what safeguards. Transparency is therefore fundamental. Organizations collecting or processing MPD must clearly communicate the purpose, scope and protections in place before any data use occurs. Whether the goal is traffic management, rural development or tourism planning, openness, impact reporting and accountability are essential to reinforcing compliance with the Personal Data Protection Act (PDPA) and building public confidence.

Associate Professor Ts Dato’ Dr Husin Bin Jazri.

Consent within the MPD ecosystem is embedded in the contractual relationship between consumers and their service providers. Telecommunications companies, bound by PDPA obligations, act as custodians of subscriber data. Any sharing with third parties should involve only anonymized and aggregated datasets processed by the telcos themselves, ensuring that no personally identifiable information leaves their control. This approach helps maintain privacy while enabling data-driven insights for public benefit.

Safeguards against misuse are equally critical. Even anonymized data carries risk if poorly managed, particularly through inference, where datasets are cross-referenced with other sources to enable re-identification. This underscores the need for strong anonymization combined with aggregation, strict access controls and responsible data stewardship. International best practices increasingly emphasize privacy-by-design, independent oversight and transparent governance as essential pillars of ethical data use.

Balancing civic benefit with privacy requires consistent standards across all stakeholders. Public trust erodes when data protection laws appear to be applied unevenly. For Malaysia to gain public acceptance, the same transparency, accountability and ethical standards must apply to all entities, public and private alike. Independent oversight, such as a data privacy commission, would further strengthen confidence by ensuring impartial enforcement and protecting against selective application of rules.

With strong safeguards, clear purpose and independent governance, MPD can evolve from a source of concern into a valuable national asset. Used responsibly, it can inform smarter investments, improve public services, support tourism growth and enhance long-term economic resilience, while respecting individual privacy. Malaysia’s digital ambitions and regional position present an opportunity to lead in ethical big data governance, demonstrating that technological progress and public trust can advance together.
