  • Johor Bahru Tops Consumer Property Demand at 12th PropertyGuru Asia Awards Malaysia

Johor Bahru Tops Consumer Property Demand at 12th PropertyGuru Asia Awards Malaysia

Johor Bahru has emerged as Malaysia’s strongest growth region in 2025, according to new property demand data revealed at the 12th PropertyGuru Asia Awards Malaysia in partnership with iProperty. For the first time, the awards combined expert judging, market data, and consumer preferences to provide a data-driven picture of the property market, highlighting where Malaysians are looking to buy and invest, and which developers have successfully earned their trust.

Drawing from millions of searches and engagement metrics across PropertyGuru.com.my and iProperty.com.my, the awards reflected a nationwide shift in demand patterns, moving from urban cores toward well-connected regional growth corridors, particularly in Johor and Selangor. This year’s findings show that Malaysians are gravitating towards integrated townships, mixed-use developments, and ESG-driven projects that combine lifestyle appeal, long-term value, and sustainable living. These trends align with evolving affordability considerations, infrastructure connectivity, and changing work-life priorities.

The inaugural Consumer Demand Awards celebrated eight developments most sought-after by property seekers, with R&F Princess Cove and Leisure Farm leading the list and reflecting Johor Bahru’s increasing appeal among buyers. Johor also performed strongly in the office segment, with City Square Office Tower named the most in-demand office for lease in Johor, while Kuala Lumpur’s The Exchange 106 topped the office category in the capital.

Dr. Lee Nai Jia, Head of Real Estate Intelligence at PropertyGuru Group, said that the data shows Malaysian home seekers are increasingly looking beyond traditional hotspots in the Klang Valley. Johor Bahru’s dominance across multiple categories reflects the city’s transformation into a vibrant regional hub, supported by large-scale infrastructure investments such as the RTS Link and the Johor–Singapore Special Economic Zone. These factors are enhancing cross-border accessibility and driving confidence among local buyers and investors. Rising engagement for well-planned, self-contained communities, where residents can live, work, and play within the same precinct, also signals a more mature property market where value, connectivity, and livability drive purchasing decisions, not just location alone.

The People’s Choice Awards, determined through nearly 28,000 public votes, recognized ten developers most trusted by Malaysian consumers. The winners were Berinda Group, CPI Land, Gunung Impian Development Sdn Bhd, Mah Sing Group Berhad, Malton Berhad, Perbadanan Kemajuan Negeri Selangor, Platinum Victory, Tiland Group, Tropicana Corporation Berhad, and TRX City Sdn Bhd. These results reaffirm that consumers continue to place their trust in established developers who offer reliable quality and long-term value. The insights provide developers, investors, and policymakers with actionable information on which projects are in demand and which developers enjoy the highest levels of consumer trust.

JLand Group emerged as Malaysia’s most decorated winner, securing the Best Developer title in both Malaysia and Southern Malaysia, as well as Best Industrial Developer. Its flagship project, Bandar Dato’ Onn in Johor Bahru, earned multiple awards, including Best Township Development, highlighting JLand Group’s leadership in integrated community development. Public developer PKNS stood out as an ESG frontrunner, earning both Sustainable Design Champion and Low Carbon Champion honors, underscoring its strong commitment to environmentally conscious design through projects such as Linkar 52, Aludra Residensi, and Galeria SA Sentral.

Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, said the awards capture more than excellence; they reveal what the market values most. Developers are setting benchmarks for sustainability, connectivity, and livability, while consumer data shows clear demand for quality developments. There is a visible move toward livable, well-connected communities, especially in regions like Johor and Selangor, where large-scale townships and mixed-use developments are reshaping the property landscape. At the same time, sustainability is no longer optional, as developers are embedding ESG principles into every project. This alignment between innovation, data, and consumer needs is expected to define Malaysia’s property success stories in the coming years.

A total of seventy-three categories honored outstanding achievements in Malaysian real estate, spanning luxury residences, affordable housing, and innovative commercial developments nationwide. Marking its twentieth edition in 2025, the PropertyGuru Asia Property Awards series will culminate in the Grand Final in Bangkok on 12 December 2025. From Malaysia, twenty-three winners will advance to compete for the Best in Asia titles against entries from fourteen other markets on this international platform. For more information, the complete list of winners can be found at AsiaPropertyAwards.com.

  • Generasi Muda Sajikan Kreativiti: Pertandingan Memasak MAGGI® Ke-28 Catat Sejarah Baharu

Generasi Muda Sajikan Kreativiti: Pertandingan Memasak MAGGI® Ke-28 Catat Sejarah Baharu

  • Boost Your Mind: 5 Proven Ways to Sharpen Focus and Lift Your Mood

Boost Your Mind: 5 Proven Ways to Sharpen Focus and Lift Your Mood

Ever feel like your brain is constantly buzzing with information? Our brain is the body’s most vital asset — a powerhouse that’s always active, absorbing, and adapting. From learning and remembering to making decisions and solving problems, it tackles an enormous stream of information every single day. Despite taking up only about two percent of our body mass, the brain consumes nearly 20 percent of our energy, proving just how demanding and metabolically active it is.

According to Dr. Vipada Sae-Lao, Nutrition Education and Training Lead – Asia Pacific at Herbalife, our fast-paced lives often have us juggling multiple roles and tasks, much like a supercomputer operating at full capacity. She explains that moments where we forget a word mid-sentence or misplace our keys are natural lapses in how our brain manages multiple tasks. However, as we age, these experiences tend to become more frequent due to changes in our nervous system.

The Global Burden of Disease Study from 1990 to 2021 highlights a rise in brain-related disorders such as stroke, migraine, and Alzheimer’s disease across Asia. In Malaysia alone, about 8.5 percent of older adults — roughly 260,000 people — are living with dementia, and this number could climb to as high as 825,000 by 2050. Mental health issues are also becoming increasingly common. The Ministry of Health reports that more than 40 percent of Malaysians are expected to experience at least one mental health condition in their lifetime, with mental disorders contributing to 37 percent of the nation’s total disability burden. The National Health and Morbidity Survey 2015 revealed that nearly three in ten Malaysians aged 16 and above are already affected by mental health problems.

While genetics, environmental exposures, and lifestyle choices all influence brain vitality, there is good news — research shows that our brain has the remarkable ability to learn and adapt throughout life. This means we can take proactive steps to support cognitive health and mental resilience at any age.

Dr. Vipada emphasizes that brain vitality begins on our plate. The familiar saying “you are what you eat” can be reinterpreted as “you feel and think what you eat.” Essential nutrients play a crucial role in mental performance, emotional stability, and the protection of the nervous system. Diets rich in antioxidants and healthy fats help reduce inflammation and support overall brain health. Foods like spinach, kale, eggs, and avocados contain lutein, a powerful nutrient that enhances cognitive wellness. Fresh fruits such as berries, grapes, apples, and cherries, as well as vegetables like carrots and tomatoes, offer antioxidants that help protect brain cells from damage. Eggs are also an excellent source of protein and contain vitamins B, D, and E, which help regulate mood and memory. Additionally, omega-3 fatty acids found in fatty fish and nuts can improve learning ability, while cooking with healthier oils like olive oil supports memory and learning. Maintaining a healthy weight and staying hydrated with green or black tea can further promote brain function by reducing inflammation and oxidative stress.

Movement is another essential component of cognitive health. The Malaysian Dietary Guidelines recommend that adults engage in at least 150 minutes of moderate-intensity or 75 minutes of vigorous-intensity exercise weekly. Regular physical activity improves mood, lowers stress, and enhances cognitive function, reducing the risk of cognitive decline as we age.

Just as the body benefits from movement, the brain thrives on mental challenges. Reading, solving puzzles, learning new skills, or picking up a new language are all effective ways to stimulate neural connections. Activities such as swimming, painting, cooking, or practicing tai chi not only engage the mind but also encourage mindfulness and creativity. Incorporating practices like meditation, yoga, or spending quiet time in nature can further improve mental clarity and emotional balance.

Equally important is maintaining clean and healthy habits. Reducing exposure to pollutants, minimizing screen time, and keeping surroundings tidy can help preserve mental well-being. Avoiding addictive behaviors such as smoking and excessive alcohol consumption is vital, as these habits are known to harm brain health.

Finally, nurturing meaningful social connections plays a powerful role in maintaining emotional and cognitive wellness. Strong, supportive relationships with family and friends have been shown to improve memory, boost mood, and promote long-term brain health. Spending quality time with loved ones provides emotional support and fosters resilience, helping the mind stay sharp and positive.

In conjunction with World Mental Health Day, these simple yet powerful practices — nourishing the body, staying active, keeping the mind engaged, maintaining healthy habits, and fostering strong relationships — serve as a foundation for better focus, improved mood, and lasting mental resilience.

  • Maxim Tanggung Yuran PSV: Peluang Baharu Buat Pemandu E-Hailing

Maxim Tanggung Yuran PSV: Peluang Baharu Buat Pemandu E-Hailing

Its deep learning autofocus system covers 273 points with 90 percent by 90 percent frame coverage, capable of recognizing people, animals, vehicles, and aircraft. The face detection function can identify subjects as small as three percent of the frame, ensuring reliable focus in wide compositions or fast-moving scenes.

Designed for live, remote, and multi-camera workflows, the ZR provides comprehensive HDMI and USB-C connectivity, HDMI-CEC tally light compatibility, and ON AIR and PREVIEW indicators, making it ideal for studio-based environments, multi-camera productions, and livestreaming. Its heat management system supports silent operation during long takes, while the Z mount system ensures compatibility with a wide range of native lenses and adapted third-party options.

On the audio side, the ZR introduces the world’s first native 32-bit float audio recording with a 3.5mm jack, capturing a wide dynamic range even with the built-in microphone. The integrated OZO Audio system offers five pickup patterns, including voice-isolated and 360-degree modes. The camera pairs seamlessly with the optional ME-D10 shotgun microphone for broadcast-quality audio capture without batteries or XLR inputs. The ME-D10 operates without cables or batteries and features a compact design with a shock mount for easy handling. It offers PURE and FOCUS modes, allowing natural, accurate ambient audio capture or focused voice isolation even in noisy environments.

Key specifications of the Nikon ZR include 6K/60p internal RAW video recording, dual base ISO of 800 and 6400, over 15 stops of dynamic range, 32-bit float audio recording with OZO Audio, slow-motion capabilities up to ten times in Full HD, Frame.io cloud integration, waveform and LUT monitoring, 5-axis in-body stabilization, and a magnesium alloy, dust-and-drip resistant build.
